Lamorinda Real Estate inventory continues to hover around 200 units. Todays tour hosted two properties that tied for my “Winner” title. The first property is located in the Burton Valley area of Lafayette. This is a very desirable area of Lafayette. The lots are generally large and flat. Architecture is varied but mostly ranch style homes. Some of the homes in this area are in original condition, built in the 60’s. Many have been updated to today’s standards with others completely remodeled, including additions. The winner is located at 516 Mcbride Dr.
This property features the usual large, mostly flat Burton Valley lot. It is 2,206 square feet of living space on a 11,700 square foot lot.It is in mostly original condition, which makes it perfect for designing to your delight. There is one downside to this property, and that is it is only 3 bedrooms. Fortunately, priced at $997,000 it is still a good purchase. The 4th bedroom can be added if needed, there is plenty of room and the neighborhood easily supports the additional square footage.
The next winner is located in the Campolindo neighborhood of Moraga. This is the first time on the market for this 1973 Degamo built home. It is an “as is” trustee sale, and as is in most cases of trustee sales, needs updating. The price of $1,095,000 reflects the condition; good bones, great location, and dated. It is a 4 bedroom and 2.5 bath home with 2,416 square feet of living space, situated on 16,200 square foot lot.
The lot backs up to open space with views of the hills near Lafayette Reservoir. The downside is there’s not a whole lot of actual usable backyard. This home is very privately situated.
